Investment Strategy

Our Approach

Blue Sky Private Real Estate targets investments into real estate projects of between AUD$1 million and AUD$10 million with completed gross realisation values of between AUD$10 million and AUD$50 million.

The projects are in high growth markets and the finished product needs to be affordable and provide strong gross rental yields of greater than 5% per annum.

Blue Sky Private Real Estate targets an internal rate of return (IRR) of greater than 20% on development projects and an IRR of 10% to 15% for residential funds management projects.

We are a 'hands on' investment company which manages transactions from acquisition through to realisation and adds expertise at all levels of the project cycle.

Investment Model

Funds for investment in property developments are sourced through capital raisings undertaken by Blue Sky Private Real Estate and invested through non-recourse special purpose vehicles (SPVs).

Blue Sky Private Real Estate obtains the best operational expertise to manage its projects and takes an active role in the day-to-day management of all projects.

Blue Sky Private Real Estate investors receive half yearly Investor Updates that include relevant financial and strategic information. Updates are also provided to investors by regular telephone and email communication relating to important events in the project.
